Community Equity Program & Calgary Zoning Integration

100%

automated lookup

We built an automated platform that tells a homeowner, from an address alone, whether their property qualifies for redevelopment, and connects them with the developers looking for exactly that land.

The client

A boutique real estate brokerage in Calgary, Alberta, covering commercial real estate, residential sales, investments and property management.

Terra Legacy launched the Community Equity Program (CEP) to support homeowners facing life transitions, aging, health challenges or costly maintenance. The program connects those homeowners with ethical home builders and developers.

The challenge

  1. 01

    Automated zoning validation

Homeowners enter an address and instantly learn whether their property qualifies for redevelopment. The system had to avoid returning erroneous “Undefined” results.

  2. 02

    A dual-lead homepage

Side-by-side prompts for homeowners (address check and CEP application) and for developers and investors (defining a target area by geo-fence).

  3. 03

    Automated matching and notifications

Developer geo-fences would be matched against eligible homeowner submissions, with an immediate email to the brokerage team on a match.

  4. 04

    Brand alignment

A move away from generic residential templates and ocean stock imagery toward a commercial-grade gold and green aesthetic.

What we built

  • Calgary Open Data API integration

Secure backend request handlers using JSON endpoints evaluate the City of Calgary’s land use districts and return redevelopment eligibility criteria.

  • An interactive frontend

A redesigned homepage with side-by-side, conversion-focused prompt boxes, each with its own tagline and value proposition.

  • A geo-fence and matching engine

A custom algorithm links developer target zones to participating homeowners and alerts the brokerage to viable partnerships.

  • Content that tells the story

The origin of the CEP, plus flexible payout and rental retention options for aging or transitioning homeowners.

Key features

  • Live address-based zoning lookup
  • Dual homeowner and developer entry points
  • Developer geo-fence search portal
  • Automatic matching and email alerts to the brokerage
  • Pre-qualified off-market property pipeline
  • Flexible payout and rental retention options

The results

  • Automation

The zoning lookup runs fully automatically, with no false “Undefined” errors and live validation against municipal data.

  • Lead generation

The CEP became a prominent frontend feature, with stronger engagement from both property owners and home builders.

  • Acquisition pipeline

Developers can map target areas and connect with verified off-market homeowner interest.
